Rental Agreement

  1. CHECK-IN TIME IS AFTER 3 P.M. IST  (India Standard Time: GMT + 5:30 hrs) AND CHECK-OUT IS 10 A.M. IST. Early Check-in or late check-out is possible when there is no end-to-end booking..
  2. Pets are allowed in the rental unit. Smoking inside rooms is NOT permitted. Smoking is allowed in open areas, e.g. terrace, porch, balcony.
  3. We will not rent to vacationing students or singles under 18 years of age unless accompanied by an adult guardian or parent.
  4. DAMAGE / SECURITY DEPOSIT- A damage /security deposit of $100 is required. This should be paid in cash upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within three (3) days of departure, provided the following conditions are met.
    1. No damage is done to the unit or its contents, beyond normal wear and tear.
    2. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
    3. All debris, rubbish, and discards are placed in dustbin.
    4. All keys are handed over to the owner or his representative, or left at a designated place if leaving in the middle of the night.
    5. All charges accrued during the stay are paid prior to departure.
    6. No linens are lost or damaged.
    7. The renter is not evicted by the owner (or representative of the owner), or the local law enforcement authorities.
  5. PAYMENT – An advance payment equal to 50% of the rental rate is required within seven (7) days of receiving the invoice. Without this the booking will not be confirmed. The advance payment will be applied toward the room rent. Please make payments by credit card, or through PayPal, or via wire transfer to our account. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
  6. CANCELLATIONS: Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a cancellation charge equal to 25% of total payment made.  This charge will be 50% if cancellation is made at less than 60 days' notice, and 100% if cancellation is made at less than 31 days' notice.
  7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
  8. MAXIMUM OCCUPANCY- The maximum number of occupants in the apartment is limited to four (4) persons. An additional charge or $10.00 per person per night for guests in addition to four (4) will be assessed.
  9. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. If a rental is taken for less than three days, the guest will be charged the three-night rate.
  10. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Charges are included in the rental rate.
  11. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Daily maid service, however, is available at an additional rate.
  12. RATE CHANGES – Rates subject to change without notice. Please visit the rates page of our website for consulting the updated rates.
  13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
  14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
